at on site inspections, continue with collections/delinquent debtor calling through to cleaning, securing and improving the
status of a property - as well as keep an eye on it via our proprietary "Property Surveillance Service" should the
need arise - we are able to assist you, the professional, to maintain a higher level of value as well as help to minimize
the potential liabilities and situations that can arise from a property that is vacant, neglected or not regularly visited.

"Property Surveillance Service"
We
offer a proprietary "Property Surveillance Service" that allows a client to "keep an eye" on a property
should it become vacant or abandoned. We go beyond the average property management that is common to the industry. We can
visit a property anywhere from once every 3-6 months to once a month to every week. Maintenance can be as simple as taking
a photo of the subject property, or as detailed as a regimen of lawn care, shrub trimmings, flyer/paper removal that includes
digital photos and a report emailed to the client for future reference. Those support services can be ordered either by the
week, bi-monthly, monthly or on a 3-6 month term.
Lock Changes/Replacements
Locks are usually the first line of defense for any property. A professionally
installed door lock, or a prominently placed hasp and padlock are excellent deterrents to passing undesirables. We will replace
any door lock that permits entrance into any house, pool house, garage, etc. We will provide a new hasp and padlock on all
doors that permit access to any house, shed, barn, stable, etc. that does not already have an existing lock assembly installed.
Complete Interior and Exterior Debris
Removal
Scattered clothes, bags of trash, broken household items and other elements of a broken home are
sure signs to the community that a property is probably vacant and certainly uncared for. This will only increase the odds
that vandalism may occur. Toward that end, we will remove all trash, garbage, household items both internal and external,
scattered personal items and left over moving supplies off of the subject premises. When necessary, we will ensure that ALL
of the items remaining after a property has been vacated or abandoned are removed.
Boarding
When a property is already suffered damage,
or when it is in a high profile area that sees a heavy amount of foot traffic, Boarding is the best way to deter entrance.
We will board up all windows, doors, garage doors, basement and crawl space access and any other points of potential access
that are accessible from the ground. At the request of the Client, we will board up all windows/points of access on the subject
property. Our boarding process does not damage glass or the frame.
Winterizing
When a property cant be occupied or visited on a regular basis,
the best alternative is to properly winterize the property. We will drain all of the water lines in the subject property,
use pressurized air to clear the lines, remove the water meter (but leave it present on the property) shut the water mains
off, fill the traps and fixtures with anti-freeze, and leave tags on the affected lines so that it will be easy for the new
owners to reactivate service.
Light
Painting
When a tenant leaves a property, one of the first courses of action to improve the appearance and
attraction of the interior of a structure is to have it painted. A well painted room shows better, reflects more light and
appears bigger to prospective tenants and /or buyers. We will perform light painting on a requested property in a quick and
timely manner enabling you to have maximum positive exposure on the subject property.
Vehicle Auto Removal
Abandoned Autos and or
vehicles are strong attractants to vandals and youths. We will promptly remove any abandoned vehicles post haste so that the
subject property maintains a clean lived in look. Should the vehicles have been present on the property for some time, it
will seem as though the property has changed hands and will deter would be vandals and vagrants alike.
Eviction Services
Triangle Movers and Shakers will meet all of your eviction needs and we strictly follow all local eviction ordinances:
* Arrange to have contractor meet Sheriff at designated time for lockout.
* Re-key all entry doors.
* Inventory personal property if needed.
* Remove debris as required
by Sheriff.
* Move personal property to curb or storage as required
by law.
